September Building Permits Down

The Mesquite housing market slowed down with 16 permits issued this year vs. 26 permits last year.  Sun City Mesquite pulled 5 permits this year vs. 14 permits last year.  The other contractors pulling permits were Nevada Residential Construction 3 permits, Meadowland Enterprises 2 permits, and LHSC 2 permits. Maves Construction, White Rock Development and Catamount Development each took out one permit.

Sun City Mesquite HOA Dues 2020
Great news.  The budget was just released and there will be no increase in HOA dues in Sun City Mesquite for 2020.  Great Job HOA!!!!

Nevada 2nd Most Friendly Tax State
Nevada, another haven from income taxes, comes in second in tax friendliness. Sun City Mesquite Tortoise Mountain Map
I know we have all been waiting on information for the new developments.  Tortoise Mountain is the first phase they will open.  It will have natural Gas.  It has been delayed a few times now and could open as early as late fall or as late as next spring.  I will keep you posted.  AMA = Ask me Anything.  Call or write and I will do my best to answer your questions.  Click the Blue Link for the Map.

Signs point to reheating in housing market as home price gains stop slowdown, S&P Case-Shiller July index says
Home price gains have been shrinking since March 2018, but now signs point to reheating in the housing market.  The hottest cities for home price appreciation were Phoenix, Las Vegas/Mesquite and Charlotte, North Carolina.   “Home price gains remained positive in low single digits in most cities, and other fundamentals indicate renewed housing demand,”  “According to the National Association of Realtors, the YOY change in existing home sales was positive in July for the first time in a number of months, and housing supply tightened since peaking in June.”   Mortgage rates had been rising through much of 2018, making housing more expensive. That likely put downward pressure on prices. But rates began falling at the start of this year, and most sharply in mid-spring, giving buyers more purchasing power again. Lower mortgage rates usually bring more buyers to the market, increasing competition and prices along with it.

The Property Brothers say these are two of the best cities for real estate investment
In a new interview, Jonathan and Drew Scott — co-hosts of the HGTV series “Property Brothers” — explain where buyers should invest in real estate, and why Las Vegas and Nashville are at the top of their list.  The brothers identified Las Vegas and Nashville as two of the top cities for real estate investment, “For us, we've really found where our headquarters are in Las Vegas and Nashville,” Drew Scott says. “Those are two of the most booming cities in the country right now. There's a lot of growth. August Building Permits Slow Down from Last Year Mesquite Nevada

Single-family residence permits dropped from 27 in 2018 to 23 this year. Pulte Homes of Nevada, Sun City Mesquite, took out 11 permits in August while Nevada Residential Construction (NRC) took out 10 permits, and Jackson Contracting and AMB Construction taking out one permit each.
