Inventory is great in Mesquite and is a very safe palce to be especially during these times. Goody's Neighbors Only Zoom Market Update Coming Soon Sun City Mesquite & Beyond
Hello neighbors, clients and friends,
I am sure there are quite a few of you wondering what is happening in the Real Estate Market here and in the country. As you know Covid 19 has dramatically affected the way we operate and sell homes as REALTORS. One of the new tools I am learning to use is the Virtual side of the business. I am beginning to like this very much. I will be able to talk with you and share my computer screen so you can see slides and information that I will be presenting. These are uncharted times and we are all anxious not knowing what the future brings. There is quite a bit of optimistic news on the housing front which I will try to explain. I will give you an overview of the Sun City & Mesquite Markets at this time. I will be announcing the day and time soon. I am awaiting my webcam which is enroute. I think you will find this session very informative. I will also be taking up to 10 questions that I will address after the presentation in a Q & A. The Federal Open Market Committee is leaving the Federal Funds Rate alone for now
The Fed rate does not directly influence mortgages, but today's rates are historically low. Potential home buyers - or home owners with high or adjustable rate mortgages - may be interested in taking advantage of low rates by:
- Refinancing to get a lower rate or eliminate mortgage insurance
- Financing home renovations
- Buying a new home
- Consolidating debt*
- Funding major expenses such as education costs

Sun City Mesquite HOA Update

Total Homes in SCM 1712
Management is working on keeping costs down while keeping up on all maintenance and scheduled upgrades at this time. HOA Dues MUST be paid as usual as our costs are the same for many of our ongoing expenses. Please pay your dues as usual and on time.
Until at least April 30 please do adhere to all safe social distance guidelines. NO PUTTING on the Putting Green.
Mesquite Food Bank needs items such as Spag Sauce, Ramens, Mac & Cheese bought from a store. Drop off at Fire Station #1 & #2.
The Salvation Army needs help in the form of money. They are dealing with 2 of the local hotels and helping to get families out of their vehicles. Many people were left homeless when the Virgin Hotel shut down. This fine organization is helping so much. Watch the Mayors message on 4/2 for more info on the 2 charities above.

Covid 19 & Mesquite Update
As of this morning Mesquite has reported 3 cases of the Covid 19 Virus. The city is operating under stay at home orders until April 30. The citizens and public officials have been incredible. Here is a link to the Mayors daily Health Update for Mesquite. http://health.mesquitenv.gov/
Real Estate has been deemed an "Essential" business and we are operating with some minor adjustments. Homes are being bought and sold as we speak. Many people are realizing that living in a small town has many more benefits than living in a larger urban area. This is more apparent now than ever. We are doing Virtual Showings and still helping sellers sell their homes. Call me for more information on how I can guide you through all of this and navigate this "temporary" reality.

Happening Now: The Fed issues an emergency federal funds rate cut
Based on concerns around coronavirus and its impact on the global economy, the Fed held a special meeting and issued an emergency rate cut. The new benchmark federal funds rate is 1% to 1.25%. Even though the Federal Funds Rate does not directly impact mortgages, rates are historically low. This move by the Fed will likely serve to keep rates at near historic lows in the near term. January 2020 Building Permits Down
The downward trend for single family residence building permits issued by the city of Mesquite continued in January. In January 2018 the city issued 52 permits, in January 2019 the city issued 40 permits and this January, the city issued 29 permits. Pulte Homes (Sun City Mesquite) took out 18 permits for new homes in January, Nevada Residential Construction (NRC) took out five permits, View Point Contractorstook out two permits, and Trade West Construction, Jackson Contracting, Southland Electric, and a private builder each received one permit.
